Climate risk is shifting from an environmental concern to a financial variable in real estate. Properties exposed to hazards like flooding or extreme heat face higher repair costs, operational disruption, and rising insurance expenses. As insurers incorporate more climate data into underwriting, these risks are increasingly reflected in the economics of owning and financing property.

Insurance premiums reshape property valuations

For property owners, insurance is an operating cost. But when premiums rise significantly, the impact extends beyond annual expenses, influencing the underlying asset economics. Higher insurance costs reduce the net income of income-producing properties, putting downward pressure on prices investors are willing to pay.

A Reuters report highlights India’s vulnerability, noting that only about 5% of disaster-related losses in the country are insured. This protection gap means property owners often absorb significant costs directly after extreme events.

Location and insurability redefine property attractiveness

Climate risk adds new layers to traditional real estate valuation. Properties in high-risk areas may face not only higher insurance costs but also greater potential for physical damage. Over time, investors could demand higher returns to compensate for these risks.

Insurability is becoming as critical as location. Rising catastrophe losses lead insurers to raise premiums, increase deductibles, and reduce coverage in some markets. For institutional investors and lenders, insurance availability is increasingly a prerequisite for transactions.

A property’s ability to secure adequate insurance at a viable cost is now a key consideration. This shift could make it harder to finance, refinance, or sell properties in high-risk areas without appropriate coverage.

Lenders are also paying closer attention to climate exposure. Rising insurance costs and declining coverage availability can affect the wider real estate and credit ecosystems, including collateral quality and borrower stress in catastrophe-prone markets.

Older buildings may face a bigger disadvantage. The physical characteristics of a building, such as drainage systems and materials, significantly influence its resilience to extreme events. Owners of aging properties may need to invest in upgrades to maintain competitive insurance terms and preserve asset value.

Properties with flood protection, efficient cooling, and reliable water systems may become more attractive to tenants and investors, potentially strengthening the concept of a resilience premium.

As climate risk becomes a more prominent factor, due diligence in acquisitions is evolving. Investors are increasingly assessing flood maps, heat exposure, water availability, and historical disaster events before acquiring assets. This shift recognizes that historical performance alone may not capture future climate-related costs.

Insurance costs are also influencing investment decisions. If premiums rise faster for certain assets, the expected return profile can change, encouraging investors to redirect capital toward locations and properties with more manageable climate exposure.

India’s insurance protection gap complicates the issue further. With a large proportion of disaster-related losses remaining uninsured, property owners face the possibility of significant unexpected costs after extreme events. At the same time, India’s insurance industry is reassessing catastrophe risk, with non-life insurers considering minimum rates for natural catastrophe coverage in fire insurance policies.

Valuation models may need to incorporate a longer-term perspective, assessing properties not only on their present income and location but also on their future insurability, resilience costs, and exposure to physical climate risks.

Climate Resilience as a Competitive Advantage

As climate risks become more pronounced, properties with robust resilience measures are poised to gain a competitive edge. CBRE India highlights that buildings equipped with flood protection, efficient cooling systems, and reliable water management can not only mitigate risks but also attract higher rents and maintain stronger long-term asset value. Investors are increasingly factoring climate-risk assessments into their acquisition decisions, with some transactions being reconsidered due to negative findings. These findings highlight the growing importance of prioritizing resilience in property development and investment.

The Future of Property Valuation and Investment

The integration of climate risk into real estate valuation models is becoming inevitable. Traditional models, which heavily rely on historical data, are increasingly seen as insufficient to capture future climate-related costs. A 2026 study of India’s urban real estate market revealed that climate risks are still inadequately incorporated into investment, financing, and valuation processes, despite growing exposure to floods, heatwaves, and other hazards.
